1. Price realistically

2. Remember you are in a resort setting
   Not surprisingly, the market for resort properties at Seven Springs and the surrounding area is strongest in the late summer and fall. This is when people are starting to think about ski season and year-end tax planning.
    
3. De-personalize
   Remove personal photos, sports trophies, souvenirs and family heirlooms. You want the potential buyer to be able to imagine the home as theirs.
    
4. De-clutter
   Pack up knickknacks, clean off the kitchen counters, remove books from bookcases and throw away old newspapers and magazines. Remove items from overstuffed cabinets and closets. Doing this will also help you get a head start on moving.
    
5. Tidy up
   Make sure that beds are made, pictures and lampshades are straight, hang up clean towels, and replace burned out light bulbs.
    
6. Clean up
   Make your house sparkle! Wash windows, remove cobwebs, clean light fixtures, polish bathroom fixtures and make the kitchen and baths spotless. Shampoo dirty carpets. Remove cigarette and pet odors.
    
7. Remove or replace favorite items
   If you are planning on taking the window coverings, light fixtures or any appliance, remove them now. You can replace them if necessary, but you do not want to have to tell a buyer that they can’t have an item. It could ruin a sale.
    
8. Make minor repairs
   Replace cracked floor or counter tiles, patch holes in walls, fix leaky faucets and oil creaky doors. Minor repairs can save major money.
    
9. Do a home inspection
   Consider having a professional home inspection done to uncover any issues ahead of time. It will demonstrate to potential buyers what great shape the property is in.
    
10. Consider staging your home
    For a minimal investment, hire a professional to “stage” your home. Proper staging sets the scene throughout your home, creating spaces that the buyers can see themselves living in.
